| Description |
This position is accountable for the overall management direction and coordination of all shopping center operations. This includes accountability for leasing (long term and temporary), negotiation of contracts, staff supervision, office management, budgeting and monthly financial analysis and reporting, tenant and public relations, and operational issues all with the goal of maximizing the asset value of the property. In addition, the manager will also be accountable for the development and implementation of the shopping centre marketing program, sales analysis, corporate and merchant communication, and community public relations.
Your Role
Full financial responsibility; budgeting forecasting; effective cost control and profitability for center. Identify problem areas and proactively improve performance. Recommends annual operating budgets and executes plan within guidelines.
Develop and oversee the management of the marketing program. Programs are consistently innovative targeted and effective; budget well prepared and executed; graphic quality and consistency maintained.
Sourcing and assisting in attracting foreign brands and franchises to locate in the shopping centre.
Maintain communications with tenants to improve performance. Should be able to develop relationship with house keeping, security and Help Desk staffs, for smooth operation of the Mall. Promotes effective business relationship to convey corporate operational policies.
Collect all billed rents in full and on time. Pose ability to remove under performing shop owners and replace them with ones who could do better sales.
Hire train and supervise center personnel. Set goals and evaluates performance in accordance with corporate personnel policies and applicable laws. Should be able to develop car parking manual and provide instructions to the security staffs.
Contract with outside vendors; prepare scope statement and obtains bids. Executes purchase orders and contracts for contractors. Monitors contractor’s performance and ensures timely completion of project. Processes payables. Completesother periodic reports in a timely professional manner.
Knowledgeable in scheduling for Common Area Maintenance fees.
Evaluate property needs and recommends improvements as required. Execute approved projects in a timely manner – ensures scope accuracy and compliance.
Organizing and monitoring hospitality services within the shopping centre including food courts and community kitchen.
Introduce ERP software for better utilization of Mall resources and maintenance of the mall.
Conduct Mall related social events to create awareness and publicity to the Mall.
Your Skills
Minimum of 15 years experience in shopping center management.
Related bachelors degree or an education/experience combination in the areas of marketing, business administration, real estate (leasing), property management and/or retail management with a good working knowledge of lease requirements.
Possess superior communication and interpersonal skills with a high degree of human relations skills.
Flexible and quick in uptake to understand local trends, environment and habits.
PC literate with a good working knowledge of Microsoft Project, Word and Excel.
Ability to communicate effectively with tenants, vendors, employees and managers regarding center operations or personnel issues to ensure the smooth operation of the center.
Ability to monitor and develop subordinates to ensure the smooth operation of the center.
Must be able to inspect the property on a daily basis.
